2027–2031 | Resource-constrained scenarios

Planning assumptions—not approved budgets, bank commitments or Saudi market rankings. Historical bank coverage ends September 2026. All initial sales must be collected and legally released. No restricted escrow money is recycled. No BC records are changed.

Resource options: like-for-like comparison

Each option uses the same existing-project assumptions and changes the explicitly listed resources only. This is a scenario comparison, not a ranking of actual Saudi developers.

Calculation rules and evidence

  • Initial capital = collected current sales + recorded cash − remaining claims − selling costs − RETT buffer − reserve − owner repayments + new equity. Historical costs are not deducted again; all historical claims must already have been funded/paid. Reconcile the SAR 8.4m land contribution and SAR 3.569m owner-current before accepting this capital.
  • Each project reserves its full funding at launch. Land JV replaces upfront land cash, not economic cost; partner capital is repaid at sale and its positive-profit share reduces NBR profit. Credit principal is repaid at collection; simple financing cost applies for the entire cycle. Credit is a per-project facility: check the displayed peak total debt.
  • Repeat all-in cost includes land, construction, selling, RETT, overhead and contingencies; financing is added separately. Changing unit count alone does not invent a new sales value or cost—edit both budgets. No VAT refunds, market inflation or corporate tax/zakat are assumed. Completed sales are collected at the end of the cycle; WIP is not sold units or profit.
  • Services begin after initial cash release. All sold units are assumed to sign management contracts when services are enabled. Third-party units are assumed contracted then. Revenue is earned fees only, not owners’ rents. Service net profit = fees × contribution margin − annual fixed costs. All assumptions require validation and FAL licensing.
  • Targets are editable management ambitions, not verified Saudi market benchmarks. Year-end cash excludes the protected reserve and does not equal company valuation. Equity and borrowing are not profit.

Source snapshot: Villora asking schedule SAR 15.6m / 9 units; project statement SAR 11,627,757.40; BC read 12 Oct 2026: cash SAR 233,899.63, owner-current SAR 3,569,000. Repeat budgets and all resource additions are illustrative.
